HOA & Association

Your HOA Board Volunteered to Lead. Not to Fight Contractors at Midnight.

Community association management should make living in your community better — not harder. We take the operational burden off your board and put it where it belongs: in the hands of professionals.

The HOA Horror Story Is Real. But It Doesn't Have to Be Yours.

We've all heard them. The HOA board that gets sued by a homeowner. The association that lets its reserve fund hit zero. The community manager who doesn't respond for weeks. The annual meeting that turns into a shouting match.

These aren't rare exceptions. They're what happens when community associations are managed reactively instead of proactively, by well-intentioned volunteers without professional support.

Florida has some of the most active HOA and condo association laws in the United States. Chapter 720 for Homeowners' Associations and Chapter 718 for Condominium Associations outline a complex set of requirements around financials, disclosures, board elections, and reserve funding. Non-compliance isn't just embarrassing — it's expensive.

That's where we come in.

What Every Central Florida HOA Board Member Should Know

Florida is home to more HOAs per capita than almost any other state in the country. With over 45,000 community associations statewide managing more than 5 million homes, the professional management industry here is mature, regulated, and critically important to the quality of life in communities across Central Florida.

The Florida Department of Business and Professional Regulation (DBPR) regulates community association managers, and any management company handling association funds must be appropriately licensed. When you're interviewing management companies, ask for their CAM (Community Association Manager) licensure details — it's not optional in Florida, and it matters.

The most common issues we see when associations come to us from self-management or a previous company: underfunded reserves, inconsistent rule enforcement that creates legal exposure, and delinquent dues that haven't been properly liened. These are fixable. But they're much easier to fix before they become crises.
