Florida is home to more HOAs per capita than almost any other state in the country. The Florida Department of Business and Professional Regulation (DBPR) regulates community association managers, and any management company handling association funds must be appropriately licensed. When you're interviewing management companies, ask for their CAM (Community Association Manager) licensure details — it's not optional in Florida, and it matters.
The most common issues we see when associations come to us from self-management or a previous company: underfunded reserves, inconsistent rule enforcement that creates legal exposure, and delinquent dues that haven't been properly liened.
